FAAC Hinge & Roller Replacement: The Malibu Owner’s Guide
If your FAAC gate is grinding, sagging, or binding mid-swing, the hinge or roller assembly is usually the culprit, and we stock the parts to fix it. Installed hinge and roller replacement for FAAC gates in Malibu typically runs $220 to $480 per hinge set, depending on gate weight and post condition. Which FAAC Models This Applies To
FAAC uses two hinge families across the residential and light commercial lines we see along the Malibu coast: the C720/C721 series for swing gates up to about 1,100 pounds, and the heavier S800H slide gate hardware. The hinge pin diameter is the quickest way to tell them apart. C720 hinge pins measure 25mm at the bearing shoulder; S800H pins run 35mm and take a bronze bushing that FAAC specs as a wear item. If you’re not sure what you have, look for the silver FAAC data tag on the operator body or the inside of the hinge post plate. The model number is stamped there, not printed. On the OEM versus aftermarket question: FAAC’s own hinges are forged and galvanized to a marine spec that holds up to salt air better than most generics, but a quality Italian-made aftermarket hinge from a shop that actually stocks FAAC geometry will serve fine and save you 30 to 40 percent. Signs Your FAAC Hinge & Roller Replacement Is Failing
- You hear a rhythmic thump as the gate travels. This is a flat spot on the roller. The gate sits on that flattened section between cycles, the bearing grease gets pushed out, and the flat spot becomes permanent. It only gets louder.
- The gate sags at the latch end and drags on the closing post. Hinge pin wear, almost always. The weight of the panel chews the pin and bushing into an oblong shape, and the gate drops. You can shim the post, but that’s a band-aid.
- The gate binds or stutters mid-swing. A seized roller bearing will do this. The motor pulls, the roller fights it, and the FAAC board reads the extra amp draw as an obstruction. Sometimes the gate reverses for no reason you can see.
- You have to lift the gate slightly to open or close it. That’s a hinge pin that has wallowed out the hinge barrel completely. Every lift you give it is just wearing the post sleeve wider.
- Visible rust or pitting around the hinge plates. Malibu’s salt air is brutal on steel that wasn’t spec’d for it. Once the galvanizing is compromised, the rust works inward and the hinge loses structural strength. This is what we see most on properties out past Point Dume.
Replacement Cost & What’s Included
For a standard FAAC C720 hinge set on a Malibu residential gate, installed price lands between $220 and $360. If we’re replacing rollers too, add $90 to $160. Heavy S800H hardware on a wide custom gate can push toward $480. The range depends on gate weight, whether the post sleeve needs re-boring, and whether the hinge plates were face-mounted or welded. Parts and labor are separate line items on the invoice, so you see exactly what you’re paying for. The price is quoted and agreed before any work starts. DIY or Call Us?
There’s an honest split here. If you can see the model tag and read off the number, do that before you call, because it saves us both ten minutes. You can also check the obvious stuff: grab the gate and shake it to see if play is in the hinge or elsewhere, spray the roller bearing with a dry lubricant if it’s noisy but not loose yet. What you should not do is pull hinge pins on a gate that weighs 400 pounds. A falling gate panel can break a leg or worse, and without a proper lift stand, that weight only leans one direction. On a coastal Malibu property, expect 5 to 8 years from factory FAAC hinges and rollers before wear becomes measurable. Salt air cuts that to 4 or 5 years on properties within a block or two of the water, especially on the S800H hardware with exposed bronze bushings. Regular cleaning of the hinge points and a quality marine grease adds about two years to that number. We see gates out past Point Dume that have run original hardware for 15 years because the owners kept up with it.
Sometimes, if the pin is only lightly scored and the bushing is the failed part. We can press a new OEM bushing into the barrel, hone it true, and run the same pin again at about half the replacement cost. If the pin shows visible wear rings or the barrel is oblong, repairing it is throwing money at a part that’s already done. We’ll show you the old part before we ever ask you to approve the new one, and we’ll fix the panel without the post only if the post is actually sound. If it’s not, we will tell you that too.
Most single-driveway FAAC hinge and roller replacements in Malibu run 90 minutes to 2 hours on site. That includes pulling the gate, pressing or welding the new hardware, re-hanging, and cycling the gate a half dozen times while we adjust the limits.
