- Hinge weld fatigue on FAAC 400 and 412 swing gates. The operator is fine, but the gate leaf has been working against the hinge post for years. The weld at the hinge barrel cracks where you can’t see it until the gate starts sagging a half inch. We cut the old hinge off, true up the post, and weld a new one so the load transfers cleanly into the post instead of twisting it.
- Stripped gate bracket bolts on the FAAC S800H. This is a hydraulic operator that pushes hard. When the mounting bracket bolts get loose because someone used the wrong hardware, the holes elongate and the operator starts slamming the gate. We weld in a reinforcement plate, redrill, and remount with grade 8 hardware so the operator isn’t fighting its own bracket.
- Rail seams splitting on FAAC sliding gates. The S450H and S700H slide on a steel rail, and those rails are usually two or three pieces welded together at the factory. Salt and moisture work into the seam, rust forms, and the gate starts jumping at that spot every time it cycles. We grind the seam clean and re-weld it, then coat it so the rust doesn’t come back in eight months.
- Post rot at the hinge post, not the latch post. A FAAC swing gate hangs all its weight on one post, and if that post wasn’t set deep enough or the concrete cap cracked, the whole gate leans. The gate sags in the hinge post, not the middle, and that’s where we start. We dig it out, set a new post in concrete, and weld the hinges back on in the same day.
- Gate leaf warping on tall Malibu driveways. Wind off the ocean torques tall gates, and a warped leaf makes the FAAC operator work twice as hard until the motor burns out. We straighten the leaf with heat and weld in gussets at the weak points, so the operator isn’t fighting the wind every afternoon.
