  • Weld failure at the bottom rail on Model 605 steel gates. This is the one nobody notices until the gate catches on the driveway. The bottom rail on a 605 is stitch-welded, and any standing water or irrigation overspray wicks into the seam, rusts it from the inside, and eventually the rail separates. A Malibu-specific reality: ocean humidity plus lawn sprinklers hitting the gate every night accelerates this faster than DoorKing’s own materials documentation suggests. We grind the seam, re-weld it solid, and seal it so water can’t sit in the joint again.
  • Stripped brass limit-nut threads on the 9000-series slide-gate operators. The 9000-series openers use brass limit nuts on a steel drive shaft, and once grit from a beach-adjacent driveway gets into the gear cavity, those brass threads strip and the gate loses its close position - usually late on a Friday. The part is small, the symptom looks like a control-board problem, and a lot of gate guys chase the board first. We check the limit nuts on an inspection before we ever touch wiring.
  • Cracked hinge-post plates on Model 610 decorative gates. The 610 gate has a relatively thin mounting plate welded to the post shoe, and on Malibu hillsides where the ground creeps even a few degrees a year, that plate cracks where it’s welded to the post. You can unbolt the gate and weld the crack forever - it just re-cracks because the post is moving. We replace the hinge post, re-set it in a deeper footing with better drainage, and then weld fresh mounting hardware. Fix the panel without the post and you’ll fix it twice.
  • Broken track rollers on 9000-series cantilever slide gates. The 9000-series cantilever gate rides on steel rollers inside the gate’s lower channel, and when those rollers seize - which salt air helps along - the gate starts to grind and strain the operator.
