• Ikarus and Rigel sliding gate operators strip their drive gears. These units use a plastic gear between the motor and the rack. BFT chose plastic partly for quiet operation, but it’s the first thing to fail when a Malibu gate is hung slightly out of alignment, or when sand from the roadbed gets into the track. We align the gate first, then replace the gear. Skip the alignment and you’ll buy another gear in six months, which is a waste of your money.
• BFT control boards cook themselves after brownouts. Malibu Edison circuits are not famous for stability, and BFT boards, especially the older Thalia and Argo series, don’t tolerate voltage dips well. Symptoms are random full-open cycles in the middle of the night, or the gate refusing to close after opening. The board is often dead, but the real issue is the electrical supply. We install surge and brownout protection upstream before we fit the new logic board, because doing it the other way means you’ll replace that board twice.
• Photocells get sun-blinded and the gate stops midway. BFT’s photocells are fine units, but Malibu’s direct western sun hits them hard in the afternoon. When a BFT gate stops and reverses for no reason, we check alignment first, then clean and reposition the cells, then verify the wiring. Replacing a photocell you didn’t need is the kind of sloppy work we inherited from other companies and we refuse to do it to you.
• The lock release mechanism seizes. On BFT swing gates, the manual release can fuse with corrosion inside its housing. We free it, lubricate it, and replace the release cable so that when the power’s out, you can still open your own gate by hand. It’s a small thing that matters when there’s an emergency and you can’t get a car out.
