How BFT Products Fail - and How We Fix Them
- BFT Deimos BT / Deimos Ultra keypads go dark or eat codes. The Deimos line uses a membrane keypad with contacts that corrode fast in salt air. What starts as “sometimes I have to press 9 twice” turns into a dead pad within a season. Usually the keypad itself is fine; it’s the ribbon connector inside the housing that’s gone green. We replace the connector with a sealed marine-grade one and the pad comes back. You don’t need a new keypad unless water got through the face.
- BFT LUX transmitters stop pairing after a power cycle. The LUX remote system stores its codes on a small onboard EEPROM that’s tied to the receiver’s memory. If the receiver loses power long enough, older LUX units sometimes lose the rolling code sync entirely and every remote goes dead at once. BFT dealers will sell you a whole new receiver/receiver board. We reflash and re-sync the existing receiver first; it works more often than not and saves you $200-$350.
- BFT Rigel 5 limit switches drift, so the gate reverses mid-cycle. The Rigel 5 uses magnetic limit sensors that mate with magnets on the gearbox shaft. After a few hard winds off the Pacific or a slammed gate, those magnets shift a couple millimeters and the gate reads “obstructed” when nothing’s there. We re-align them, torque the set screws to spec, and the reversing stops. Some shops replace the whole sensor bracket; we’ve never had to.
- BFT Thalia / Kustos swing operators lock up because the gearbox breather is clogged. These swing-arm operators use a sealed gearbox with a tiny breather hole. In Malibu, that hole fills with a fine paste of salt dust and atomized tire grime from the PCH. The gearbox pressurizes when it heats up, blows the input seal, and starts weeping. Then water follows the leak in and you get a seized rack. A new gearbox is $320-$400. We pull the arm, flush the gearbox, new seal, new breather, fresh grease. About a third the cost.
- BFT Mitto / MOMB sub-boards die from dirty 12V power. If your gate has an older BFT control board with a separate Mitto or MOMB sub-board for the radio, and the gate starts doing nothing except clicking, check the 12V rail. The capacitors on those sub-boards cook when the board’s voltage regulator is tired. The click is the sub-board trying to boot and stalling. We test voltage at the terminal block first; if the main board’s rail is sagging, we replace the regulator, not the whole board. If the sub-board is truly dead, we keep refurbished pulls on the truck for most common BFT series.

We diagnose on site by testing, not by swapping. On a BFT job we check voltage at the control board terminals, test the receiver for signal, manually trip the limit switches, and listen to the gearbox. Most BFT issues we see in Malibu are power-related or connection-related, not failed motors. Replacing the motor without testing the board is how you spend $700 and still have a broken gate.

We decide parts honestly: OEM BFT or a quality aftermarket alternative. For safety devices, limit switches, and photoelectric eyes, we use only OEM BFT parts or certified UL-listed equivalents because that’s what keeps the gate from closing on someone. For things like keypad housings, we’ll use a sealed aftermarket bezel that actually outlasts the original in salt air.

FAQs
No, using an independent BFT service provider doesn’t automatically void your BFT warranty on parts we don’t touch. We use OEM BFT parts or certified equivalents for safety devices (photoelectric eyes, limit switches, obstruction loops), and we document everything. If a warrantied part failed on its own, we’ll tell you to file the claim before we touch it. Some older BFT operators are long out of warranty anyway, so the question is moot - and we’ll tell you that too, straight.
Most BFT parts we use on access control systems are on our truck or at our shop, which means no waiting on a distributor in Torrance or an online order. For boards and receivers, we stock common refurbs for the Deimos, Rigel 5, LUX, and Thalia lines. If we need a brand-new OEM part for an older series that’s been discontinued, we’ll give you the delivery window before we commit to the job - usually three to five business days, never a mystery.
Repair first, unless the operator is over 20 years old and the control board has burned twice. A new BFT operator installed runs $1,800-$3,400 in Malibu. Yes. The phone entry and video intercom side of BFT runs through the same control board as the gate operator, so we trace the phone line or cellular module, the relay, and the board together. Common fix: a frozen dialer relay on the phone entry module that stays stuck closed or open and the intercom buzzes but won’t release. We replace the relay and re-terminate the phone line; no need for a whole new intercom in most cases.
