Mighty Mule Access Control Installation: The Malibu Owner’s Guide

We stock, match, and install Mighty Mule access control parts across Malibu, and a typical access control installation or repair runs between $225 and $520 depending on your exact model and what failed. Most jobs are done in one visit, and we show up with the common boards, receivers, keypads, and wiring harnesses already on the truck. Which Mighty Mule Models This Applies To

We service nearly every Mighty Mule access control setup you’ll find on a Malibu driveway, from the older FM series (FM350, FM500, FM502) to the newer MM series (MM260, MM360, MM371W, MM572W, MM662) and the heavy-slide Mighty Mule PRO line. Where folks get tripped up: the control board part numbers don’t always match the operator model printed on the arm, especially on units sold as bundle kits through big-box stores between 2014 and 2019. Before you order anything, look for the white sticker on the underside of the control box. That sticker, not the manual, is what tells us which board revision you have, and it’s the first thing we check when we roll up. Gatewood Fence & Gate is an independent service provider, not affiliated with Mighty Mule, so we’re not married to any one parts catalog. If an OEM board is discontinued or backordered, we’ll tell you honestly and quote a quality aftermarket equivalent only when we’ve seen it hold up on other Malibu gates. We don’t install anything we wouldn’t put on a gate we service down the road.

  • FM series (pre-2016): boards are discontinued; we keep a small stock of rebuilt units and good aftermarket equivalents.
  • MM series (2016 and later): current boards, receivers, and keypads are usually stocked locally or arrive in 2-3 days.
  • PRO series slide and swing: higher cycle rates, different wiring harness; we quote these by model number and gate length.

Signs Your Mighty Mule Access Control System Is Failing

  • Remote works from 20 feet, not from the road. The receiver antenna is crusted or the receiver board is going deaf. Here in Malibu, salt air eats antenna connections faster than the board itself. We’ve sorted out more of these out past Point Dume than anywhere else.
  • Keypad beeps but the gate won’t move. Interesting one. The keypad is sending the signal, but the wired input isn’t reaching the board. It’s usually a broken wire at the hinge point, not the keypad. We fix that on-site.
  • Gate opens by itself at random. That’s a failing board, a stuck relay, or a frequency overlap with a neighbor’s opener. The cheaper fix is a new relay; the honest fix is sometimes a board swap.
  • Battery drains every two or three weeks. The charger circuit on the board isn’t topping the battery, or the transformer is dead. Most folks buy a new battery first and chew through it in a month. We test the charging circuit before we sell you anything.
  • One remote works, another doesn’t, same code. Different receiver dips or rolling-code sync has dropped. Mighty Mule remotes are not all created equal across revisions, and we see this on nearly every older Malibu install.

Replacement Cost & What’s Included

On a Mighty Mule access control install in Malibu, you’re usually looking at:

  • Keypad replacement (wired or wireless): $240 - $340 installed
  • Control board swap and reprogram: $310 - $520 installed
  • Full head-end rebuild (board, receiver, relay, harness): $460 - $550 installed

That price includes the part, the labor, programming your existing remotes and keypad codes, and a written quote before we touch anything. You’ll know the price before we start, and it won’t change at the door. If we find a cheaper repair while we’re in there, we’ll do that instead and charge you less. DIY or Call Us?

You can check three things safely with a Mighty Mule system: the battery voltage at the terminals (should read 12.5-13.5V when charged), the receiver antenna wire (look for green crust or a snapped connection), and the fuse on the control board. If the fuse is blown, replacing it with the same amperage is fine. Beyond that, these boards carry live AC from the transformer even with the battery disconnected, and a short across the wrong pins can take a $60 relay out and a $400 board with it. We also see DIY board swaps where the owner doesn’t know which dip switch settings match their remotes, and they end up with a gate that won’t respond at all.
