FAAC Gate Parts & Welding in Malibu: What to Know First

FAAC gate parts and welding in Malibu are handled right in your driveway by Gatewood Fence & Gate. We’re an independent FAAC service provider, not a factory shop, so we can weld and repair your existing hardware instead of pushing a full replacement when a hinge, post, or rail gives out. Most FAAC jobs run $285 to $850 in labor with parts quoted before we touch anything, and we’re usually on site within a day or two. If your FAAC gate is sagging, dragging, or swinging past its stop, call (559) 314-7708 and Hal Gatewood will tell you straight what it needs.

How FAAC Products Fail - and How We Fix Them

FAAC builds gate operators and swing systems that handle salt air better than most, but the metal around them takes a beating out here. These are the failures we see over and over on Malibu properties, from Point Dume to the Colony.

  • Hinge weld fatigue on FAAC 400 and 412 swing gates. The operator is fine, but the gate leaf has been working against the hinge post for years. The weld at the hinge barrel cracks where you can’t see it until the gate starts sagging a half inch. We cut the old hinge off, true up the post, and weld a new one so the load transfers cleanly into the post instead of twisting it.
  • Stripped gate bracket bolts on the FAAC S800H. This is a hydraulic operator that pushes hard. When the mounting bracket bolts get loose because someone used the wrong hardware, the holes elongate and the operator starts slamming the gate. We weld in a reinforcement plate, redrill, and remount with grade 8 hardware so the operator isn’t fighting its own bracket.
  • Rail seams splitting on FAAC sliding gates. The S450H and S700H slide on a steel rail, and those rails are usually two or three pieces welded together at the factory. Salt and moisture work into the seam, rust forms, and the gate starts jumping at that spot every time it cycles. We grind the seam clean and re-weld it, then coat it so the rust doesn’t come back in eight months.
  • Post rot at the hinge post, not the latch post. A FAAC swing gate hangs all its weight on one post, and if that post wasn’t set deep enough or the concrete cap cracked, the whole gate leans. The gate sags in the hinge post, not the middle, and that’s where we start. We dig it out, set a new post in concrete, and weld the hinges back on in the same day.
  • Gate leaf warping on tall Malibu driveways. Wind off the ocean torques tall gates, and a warped leaf makes the FAAC operator work twice as hard until the motor burns out. We straighten the leaf with heat and weld in gussets at the weak points, so the operator isn’t fighting the wind every afternoon.

Our FAAC Gate Parts & Welding Process

When you call about a FAAC gate that’s leaning, dragging, or skipping, here’s what happens.

  1. 1
We talk through what the gate is doing. You describe the symptom. We ask about the operator model if you know it, how long it’s been failing, and whether anyone has worked on the gate before. Most of the time we can diagnose the likely failure before we even drive out.
  2. 2
Hal or one of his crew comes out and inspects it in person. We check the hinge welds, the post set, the rail, the operator bracket, and how the gate cycles under load. If the gate is closing on its own, we find where the geometry is off.
  3. 3
We quote the repair before any work starts. You’ll get a written price with a breakdown of parts and labor. If we find something else while we’re in there, we stop and call you. The price does not change at the door.
  4. 4
We weld on site. Your gate stays in your driveway. We bring the welder, the grinder, the steel, and the FAAC parts we need, and we do the work where the gate lives. No hauling it off, no waiting for a shop to call back.
  5. 5
We cycle the gate and adjust the FAAC operator. Hinges and rails fixed, we set the limit switches, check the force settings, and make sure the gate opens and closes without slamming or binding.
  6. 6
We leave you with the 90-Day Done Right Promise in writing. If anything on that repair fails in the next 90 days, one call brings us back. No runaround, no arguing.

What FAAC Gate Parts & Welding Costs in Malibu

Most FAAC welding and parts jobs in Malibu fall into these ranges:

  • Hinge replacement with welding: $285 to $520 per hinge, depending on gate weight and access
  • Post replacement (set and welded): $475 to $900, including concrete and cleanup
  • Rail repair or seam re-weld: $220 to $450, plus any section replacement
  • Gate leaf straightening with gussets: $350 to $750, depending on warp and height
  • Custom bracket or mount fabrication: $180 to $400, plus hardware

What moves the price is access, gate weight, and whether the existing metal is worth saving. A standard double gate in a flat driveway costs less than a 14-foot solid wood leaf with no room to get a grinder in. We quote the number before we start, every time. Call (559) 314-7708 for a free estimate on your FAAC gate.

Why Malibu Homeowners Call Gatewood Fence & Gate for FAAC Work

Most of the folks we work for in Malibu have been burned once already. Somebody quoted a repair, then sold them a new operator they didn’t need. Somebody replaced a part, left the bad hinge, and the gate failed again in six months. That’s why we write the 90-Day Done Right Promise on every invoice. If it’s not done right, we make it right.

We service nine gate brands, so when your FAAC gate has a problem that involves more than the operator, we can handle the whole thing. LiftMaster, Mighty Mule, Ghost Controls, DoorKing - if the property has a mix of brands, we don’t blink. Hal Gatewood has been fixing gates up and down the Malibu coast since 2001, and he’s the same person who shows up at your gate. The name is on the shop, and the shop is down the road.
