- FAAC 412 and 415 operator keypads going dark after a marine layer season. The keypads on these swing-gate operators are not sealed as well as the rest of the unit. Moisture seeps in through the membrane, corrodes the ribbon connector, and the pad either types wrong numbers or stops responding altogether. We replace the keypad with a sealed aftermarket unit that is rated for coastal exposure, test every button three times, and grease the connector so it does not happen again in 8 months.
- FAAC E024U control boards blowing the accessory fuse when a phone entry box is wired in wrong. We see this on Malibu properties where a previous installer ran the phone entry line without a proper surge protector. The board does not fail internally at first, it just keeps popping fuses, and the access control goes dead. We trace the wiring back to the house panel, install the right inline protection, replace the fuse with the correct amperage, and the board usually survives. If it does not, we carry E024U-compatible replacements.
- FAAC S418 and 770 hydraulic operators stripping the manual release gears. These are common on older Point Dume and Broad Beach driveways. When the gate is forced open by a strong gust before the release is fully engaged, the release gear chews itself up. The operator still runs but the access control will not hold the gate closed, and a card reader or keypad that works fine gets blamed for a mechanical problem. We fix the release mechanism first, then verify the access control with the gate actually latched, which is the test that matters.
- Intermittent FAAC photo-beam faults on gates facing the afternoon sun. The infrared eyes FAAC pairs with these operators get confused by direct low-angle sunlight in the late afternoon, which is a real Malibu problem when the gate faces west. The gate starts and then reverses, and the access control logs a beam fault. We remount the photo eyes with better shading, replace the lenses with units that handle glare better, and the random reversals stop. A lot of other companies will sell a new board for this. We have not found that to be the fix.
- Phone entry units with no audio after a storm surge event. The wiring runs from the call box at the gate back to the house phone line, and in Malibu that run often sits in a conduit that has taken on water.
