  • FAAC 400 Series operator: capacitor failure after power flickers. Malibu gets brownouts during Santa Ana wind season, and the start capacitor in a FAAC 400 hydraulic operator takes the hit.   • Salt-rusted limit switch assembly on FAAC swing gate arms. Malibu’s salt air eats the limit switch contacts and microswitches on FAAC hydraulic arms faster than anything inland. The gate stops mid-travel or reverses for no reason. We pull the switch housing, clean or replace the contacts, and seal the housing with corrosion-inhibiting dielectric grease. You can’t buy that fix from FAAC’s website because it’s a field repair, not a catalog part.
  • FAAC photocell misalignment from moving gate posts. Soil shifts on hillside properties in Malibu, and the gate post moves a quarter inch. That quarter inch breaks the beam alignment on FAAC’s photocell safety sensors, and the gate refuses to close. We square the post, install post anchors where needed, and realign the sensors. The sensors were fine all along, the post wasn’t.
  • FAAC 391 and 412 operators: relay chatter from low voltage at the panel. Older Malibu homes run long low-voltage wire runs from the house to the gate, and voltage drop makes the FAAC control board relays chatter. The gate opens halfway and stops. We measure voltage at the board, upgrade the wire or install a booster, and that’s the end of it. Swapping the board without fixing the voltage drop just burns up a new board.
